Construction Cost Estimates

Independent construction cost estimates and cost plans for residential and small commercial projects across Sydney and NSW. We provide feasibility estimates, concept estimates, preliminary estimates and detailed pre-tender estimates. Estimates can be prepared from limited concept information through to detailed design documentation.

Council Cost Summary Reports

Independent Cost Summary Reports for Development Applications submitted to NSW councils. Also known as DA Cost Reports, DA Estimates, Council Estimates and QS Reports for Council, these reports are commonly required as part of the DA submission process once development costs exceed council thresholds. Reports start from $660 including GST and can be prepared without a site inspection in most cases.

Estimated Development Cost (EDC) Reports

Independent Estimated Development Cost (EDC) Reports prepared in accordance with NSW Planning Circular PS25-004. Commonly required for Development Applications, Construction Certificates, Complying Development Certificates and Section 4.55 modifications to NSW councils. Reports start from $660 including GST.

Retrospective Estimates for Capital Gains Tax Calculations

Independent assessment of the historical cost of building works, renovations or improvements where original construction records, invoices or contracts are unavailable. Commonly used to assist homeowners and accountants with Capital Gains Tax (CGT) calculations.

Bank Finance QS Report

Independent Initial QS Reports for banks, private lenders, valuers and mortgage brokers to support residential construction finance applications. Reports include an independent review of the proposed construction costs, building contract, project budget and funding position. This service is generally suitable where a lump sum building contract has been signed.

Insurance Replacement Cost Estimates

Independent Insurance Replacement Cost Estimates to assist homeowners and property owners in determining an appropriate sum insured for building insurance purposes. Reports consider current construction costs, demolition, debris removal, professional fees and escalation to help reduce the risk of underinsurance.
